Boca West Q2 2026 Market Report: Sales Jump 27% as Prices and Demand Rise

Boca West real estate posted a powerful second quarter in 2026, with more closed sales, higher sales volume, a rising median sale price and significantly more million-dollar transactions compared with Q2 2025.

Boca West Isn't Slowing Down. The Numbers Prove It.

The Boca West real estate market delivered a strong second quarter in 2026.

Our analysis of BeachesMLS closed-sale data for April 1 through June 30 shows 70 Boca West sales totaling approximately $54.39 million.

That's up from 55 sales and approximately $40.29 million in volume during Q2 2025.

In other words:

Closed sales increased 27.3%.

Total sales volume increased 35%.

But those aren't the only numbers that caught our attention.

The median sale price increased substantially, million-dollar transactions accelerated, and homes sold faster than during the same period last year.

For buyers and sellers trying to understand what's really happening inside Boca West, the numbers tell an important story.

Where Were Boca West Buyers Spending?

One of the most revealing parts of the Q2 numbers is the distribution of sales.

Under $300,000

Q2 2025: 17 sales
Q2 2026: 18 sales

This segment remained remarkably consistent.

$300,000–$499,999

Q2 2025: 11 sales
Q2 2026: 11 sales

Again, essentially unchanged.

$500,000–$999,999

Q2 2025: 17 sales
Q2 2026: 26 sales

This was one of the biggest areas of growth.

Transactions in this range increased by more than 50%, demonstrating substantial buyer demand in Boca West's middle and upper-middle price points.

$1 Million–$1.999 Million

Q2 2025: 8 sales
Q2 2026: 13 sales

The million-dollar segment also accelerated substantially.

$2 Million+

Both quarters recorded two sales above $2 million.

The takeaway is important.

Boca West's Q2 growth wasn't limited to one type of property or one price point. Activity increased particularly strongly between $500,000 and $2 million.

Million-Dollar Boca West Sales Jump 50%

Boca West recorded 15 transactions of $1 million or more during Q2 2026, compared with 10 during Q2 2025.

That's a 50% year-over-year increase.

This matters because it demonstrates continued buyer confidence at the higher end of the Boca West market while the community simultaneously maintained activity at its more accessible price points.

Few private country club communities offer this breadth of housing.

The quarter's highest-priced transactions demonstrate the depth of Boca West's luxury market.

Other notable Q2 sales included Laurel Oaks at $1.52 million, Peppertree at $1.51 million and Woodcrest at $1.45 million.

Akoya Continues to Define the Top of the Boca West Market

Akoya occupied the top two positions during the quarter, including the $6.375 million highest sale.

Those two transactions alone totaled more than $11.6 million.

The results reinforce Akoya's position as one of Boca West's premier luxury residential offerings and demonstrate the price buyers are willing to pay for newer, high-end residences within the community.

Homes Were Also Selling Faster

Another number deserves attention.

The median days on market fell from 21 days in Q2 2025 to only 10 days in Q2 2026.

That's a reduction of more than 50%.

While every property is different—and condition, location, renovation level, view and pricing strategy matter enormously—the overall trend indicates that well-positioned Boca West properties were finding buyers quickly during the quarter.

Why Is Demand for Boca West Real Estate So Strong?

Real estate inside Boca West cannot be separated from the lifestyle buyers are purchasing.

Boca West continues to invest heavily in its golf, racquets, dining, wellness and recreational facilities.

The community offers four championship golf courses, an extensive racquets program, resort-style amenities, multiple dining experiences, fitness and wellness facilities and a year-round social calendar.

Major improvements underway throughout the community add another dimension to the real estate story.

For many buyers, they aren't simply comparing homes.

They're comparing lifestyles.

And Boca West continues to give buyers compelling reasons to choose it.

What Does the Q2 Market Mean for Boca West Sellers?

For sellers, the second-quarter results are encouraging—but strong community statistics don't mean every property will automatically command a premium.

The difference between properties can be substantial.

Renovation level, golf or water views, floor plan, building, neighborhood, exposure and condition all influence value.

Pricing correctly remains critical.

The Q2 data suggests buyers are active. The objective for a seller is to position the property so those buyers recognize its value immediately.

What Does It Mean for Boca West Buyers?

Buyers should pay particular attention to the 10-day median market time.

The best properties can move quickly.

That makes preparation important.

Buyers should understand their preferred Boca West neighborhoods, property types, renovation requirements and budget before the right opportunity becomes available.
