What almost nobody mentions is that the number is measuring three different things at once, and only one of them tells you anything about what your specific target home will cost.
Start with the part that actually has a deadline attached to it, because it is the piece that matters most if you are shopping right now. Boca West Country Club's mandatory joining fee is $150,000 today. On October 1, 2026, it rises to $215,000. That is thirty days from today. That single deadline explains more of the current market behavior than any narrative about Boca West suddenly becoming more desirable.
Over the three months ending June 2026, homes in Boca West sold at a median price of $587,000, up 31 percent from the same period a year earlier. Days on market fell from 50 to 29 over that same stretch, and price per square foot rose 37 percent year over year. Those are real, verifiable movements. They also describe a market where the mix of what sold changed, not necessarily a market where a fixed product got a third more expensive.
Zillow's separate home-value index for Boca West, which estimates typical value across the entire housing stock rather than just the homes that closed recently, put that figure at $453,821 as of this summer, up 17 percent year over year. That gap between the two numbers, roughly 14 percentage points, is itself informative. One metric tracks what sold. The other tracks what exists. When they diverge this much, it usually means the pool of homes changing hands looks different from the pool of homes sitting in the community as a whole.
Boca West runs something it calls the Renovator Program, where a group of preferred renovators buys older units and updates them with current finishes before listing them again. The program has been running for several years now, and it has created a wide, well-documented spread in per-square-foot pricing among homes that are otherwise nearly identical in size.
Looking at units between roughly 1,050 and 1,350 square feet that closed in early 2026, the spread looked like this:

This is the second force sitting inside that 31 percent figure, and it is one a buyer can actually check. Before you anchor on the median, ask what condition the comparable sales were in.
The third force is scarcity, and this one is not an illusion of measurement. Boca West's on-site brokerage reported its strongest second quarter in company history in 2026, with 70 total closings across the community representing more than $55 million in sales, against a pool of only around 25 to 50 active listings spread across a community of roughly 3,500 to 4,000 residences. That is a fraction of a percent of the housing stock available for sale at any given moment.
A senior sales executive with the community's on-site brokerage described the pattern this way in June 2026: buyers who tour the community and see the recent golf and racquet investments tend to move from browsing to buying quickly, and the conversation shifts fast from whether to how.
That kind of scarcity compresses days on market and pushes list-to-sale ratios higher almost by mechanical necessity. It is a legitimate driver of the headline number, separate from renovation mix and separate from the fee deadline.
Here is the part that changes how you should shop. If you assume the whole 31 percent figure represents genuine appreciation on every home in the community, you will either overpay for an original-condition unit because you think the market has repriced it, or you will walk away from a fairly priced renovated unit because the number scared you off before you looked at the comps.
The capital investment behind Boca West's current momentum is not cosmetic. The club broke ground this year on a full redesign of one of its four championship golf courses, part of a $95 million capital improvement plan that also includes a new short course and an expanded putting green, with completion targeted for December 2026. That kind of reinvestment is a real, durable reason demand has strengthened. It is a separate question from whether a specific 1,200 square foot condo is worth $290,000 or $107,000, which depends entirely on whether someone already put a kitchen and bathrooms into it.

On that last point, the club's prior fee increase in 2024 required signed purchase contracts to be submitted to the membership office by September 30 of that year to qualify for the lower rate. Whether an identical cutoff procedure applies to this increase has not been independently confirmed for 2026, so treat that timeline as a strong precedent rather than a guarantee, and get it in writing from the club before you count on it.
Does the fee increase apply to every type of Boca West membership, or just golf? The $150,000 to $215,000 increase applies to the base Social membership, which is mandatory for all purchasers in the community. Golf and other add-on membership categories carry separate costs on top of that base.
If I have a signed contract before October 1 but close after, do I still get the current fee? Based on how the club structured its 2024 increase, the qualifying event was likely tied to when the signed contract was submitted to the membership office, not the closing date itself. Confirm this directly with Boca West's membership office for the current 2026 increase, since the exact administrative rule has not been independently verified for this cycle.
Is the 31 percent price increase likely to hold, or is it a temporary spike tied to the deadline? Some of the current velocity is almost certainly deadline-driven, since buyers have a clear financial incentive to close before October 1. Once that date passes, expect days on market and transaction pace to normalize somewhat, even if the community's underlying scarcity and capital reinvestment continue supporting values over the longer term.
