In my experience selling private country club real estate, initiation-fee increases are often connected to a larger cycle of club investment.
Clubs collect more capital, improve their facilities and create a more valuable member experience. When those improvements strengthen demand for the lifestyle, residential values can benefit.
But professional experience alone is not enough.
The Entel Group analyzed 1,154 unique Broken Sound closed sales covering more than a decade of transactions from January 11, 2016 through August 28, 2026.
The results show a strong historical relationship between rising membership costs and rising Broken Sound residential values.
Membership categories, contributions, dues, assessments, golf availability and transition rules are subject to change. Buyers should verify all figures directly with Broken Sound Club, the Broken Sound Master Association and the applicable village association before entering into a contract.

Some 2026 MLS records continued reporting the previous $130,000 amount after the change. For this analysis, the current applicable minimum contribution of $150,000 is used for 2026.
The increase from $70,000 in 2016 to $150,000 in 2026 represents an increase of approximately 114%.

The data does not show a perfectly straight upward line.
Broken Sound values declined during portions of the 2016–2020 period even though the reported minimum membership fee remained approximately $70,000. Values then accelerated significantly beginning in 2021 and 2022.
That distinction matters.
Membership fees are only one element influencing residential values. Broader market conditions, inventory, interest rates, migration, renovations and buyer preferences also affect prices.

Single-family homes represented approximately 76% of the study, but the dataset also included townhomes, condominiums and villas.
We examined median price per square foot by property category to determine whether appreciation extended beyond the community’s largest estate homes.
Median price per square foot increased from approximately $172 in 2016 to $353 in 2026 year to date.
Only two condominium sales appear in the 2016 data, so the starting figure should be interpreted carefully.
Median price per square foot increased from approximately $100 in 2016 to $233 in 2026 year to date.
Median price per square foot increased from approximately $161 in 2016 to $430 in 2026 year to date.
Only one villa sale appears in the 2026 year-to-date data, making this category less statistically reliable than the single-family results.
Median price per square foot increased from approximately $169 in 2016 to $409 in 2026 year to date.
Single-family homes provide the strongest category-level evidence because the analysis includes 880 such sales.
Every major residential category demonstrated substantial long-term appreciation, although smaller annual sample sizes create more volatility for condominiums, townhomes and villas.
A simple average can be misleading in a community containing different residential property types.
If more custom estates close during one year, the community’s average sale price can increase even if underlying values have not changed. If more condominiums or smaller homes sell during another year, the average can decline despite strengthening individual property values.
To reduce this distortion, our analysis examined:
The mix-adjusted calculation held the relative representation of single-family homes, townhomes, condominiums and villas more consistent across the study.
Using this measure, Broken Sound residential value increased approximately 139% from 2016 through August 2026.
The predominant minimum membership fee moved from approximately $70,000 to $90,000.
This was the largest annual increase in the study.
However, 2022 was also part of an extraordinary period for South Florida real estate. Migration, limited inventory, low preceding mortgage rates and increased demand for country club living all contributed.
The minimum reported fee moved from approximately $90,000 to $110,000.
Residential values continued rising, but at a significantly slower rate than in 2022 and 2023.
The minimum fee increased to approximately $125,000.
This difference demonstrates why examining several measures is important. The mix of homes sold can cause median sale price and adjusted price per square foot to move differently.
The minimum contribution first appeared around $130,000 and then increased to $150,000 effective April 1, 2026.
Through August 28, 2026:
The higher fee has not been accompanied by a collapse in residential values. Nevertheless, 2026 results are year-to-date and should not be interpreted as a complete annual outcome.
Using the corrected 2026 minimum contribution of $150,000, the annual membership-fee observations and property-mix-adjusted residential values produced a calculated correlation of approximately 0.89.
A correlation of 1.00 would represent a perfect positive relationship. A result of 0.89 indicates a very strong historical association between the two measures.
However, correlation does not establish causation.
The analysis does not mean that every dollar added to the capital contribution directly creates a corresponding increase in home value.
It means that Broken Sound’s rising minimum membership cost and its rising residential values have historically moved closely together.
Broken Sound buyers are not purchasing a residence alone. They are buying access to an entire private-club lifestyle.
That lifestyle includes:
When the member experience improves, the community may become more attractive to a broader and more affluent buyer pool.
The relationship is straightforward:
Investment improves the lifestyle.
A stronger lifestyle creates demand.
Demand supports residential value.
Broken Sound completed a reported $40 million renovation of its main clubhouse, which reopened in 2023.
The project expanded and modernized the club’s social, dining and member spaces. The renovated clubhouse grew to approximately 130,000 square feet and included expanded indoor and outdoor dining, updated gathering spaces and improved member facilities.
Broken Sound also completed a major redesign of the Old Course under golf architect Rees Jones.
These projects demonstrate why the capital contribution should not be considered in isolation.
The cost of membership has increased, but the club experience and physical facilities have also evolved.
Membership category and golf availability are critical considerations for buyers.
A Sports Membership provides access to tennis, pickleball, aquatics, fitness, spa, dining and social amenities—but does not provide full golf privileges.
Broken Sound introduced a Club Course Member in Waiting Program, or CCMIW, for qualifying Sports Members already on the Club Course Golf waitlist.

That outcome, however, should never be assumed during every market cycle or for every individual property.
The minimum capital contribution is only one component of a buyer’s complete financial commitment.
A buyer should evaluate:
At the minimum Sports level, a new buyer may face approximately $154,000 in initial club and master-association contributions, consisting of the $150,000 Sports contribution and the reported $4,000 Certificate of Compliance fee.
That figure does not include annual dues, assessments, village charges, taxes, insurance or renovation costs.
Buyers seeking Club Course or Old Course golf access face a larger upfront and annual commitment.
Higher membership costs create both an opportunity and a challenge.
The opportunity is that Broken Sound has invested substantially in its clubhouse, golf courses, dining, wellness, aquatics and social experience. Those improvements can reinforce the community’s position in the Boca Raton private-club market.
The challenge is that buyers calculate the complete cost of entering the community.

Move-in-ready homes may receive a meaningful advantage because many buyers do not want to pay a substantial club contribution and then immediately undertake a major renovation.
In my experience, higher membership fees are most sustainable when they are connected to visible improvements in the member experience.
Broken Sound has invested in its clubhouse, golf, dining, racquets, fitness, wellness and social spaces. Those improvements have helped strengthen the complete lifestyle buyers receive when purchasing within the community.
The historical data supports that relationship.

That does not mean the fee alone created the appreciation.
South Florida migration, limited inventory, home renovations, interest rates, economic conditions and broader luxury-market demand also contributed.
But the larger principle remains compelling:
Broken Sound membership is not simply becoming more expensive. The club has continued investing in the lifestyle—and historically, residential values have risen alongside that investment.
