The History of Boca West: From a Bold Florida Vision to a World-Class Private Club Community

How a golf course west of Boca Raton became one of the most celebrated residential country club communities in America

More than half a century ago, the land we now know as Boca West looked very different. Boca Raton had not yet expanded far west, Glades Road was still a quiet corridor, and the idea of creating a 1,400-acre private club community on the edge of town was remarkably ambitious.

Today, Boca West Country Club is home to thousands of residents, 54 residential villages, four championship golf courses and a resort-style collection of dining, fitness, aquatics, spa, racquet and social amenities. Its evolution tells a larger story about Boca Raton itself: growth, reinvention and an enduring demand for lifestyle-centered real estate.

Where did Boca West begin?

The earliest chapter of Boca West began in the late 1960s, when Arvida constructed a golf course west of the city to serve as a remote country club for guests of the Boca Raton Hotel. Historic images from the Boca Raton Historical Society show golf already being played on the site around 1968 and 1969—before Boca West existed as the residential community we recognize today.

Arvida formally began developing Boca West in 1971. The scale of the plan was extraordinary for its time: approximately 1,400 acres combining golf, waterways, tropical landscaping, private club facilities and a broad variety of residences.

Rather than create a single neighborhood surrounding one course, the developers envisioned a community made up of distinct residential villages connected by a shared club lifestyle.

The first Boca West residences

The first condominiums opened in 1974, beginning Boca West’s transformation from a golf destination into a true residential community.

Over time, development expanded to include garden apartments, villas, townhomes, patio homes, luxury condominiums and custom single-family estates. That diversity became one of Boca West’s defining characteristics. Buyers could choose among many architectural styles, price ranges, views and levels of maintenance while still enjoying the same core club experience.

Today, Boca West contains 54 separate residential villages. Some offer golf or water views; others are prized for privacy, central location, larger floor plans or newer construction. This variety has allowed the community to evolve with multiple generations of buyers rather than remain tied to one era of Florida development.

Four golf courses helped define the community

Golf was the foundation of the original Boca West vision, and it remains central to the community’s identity.

Over the decades, legendary designers Arnold Palmer, Jim Fazio and Pete Dye contributed four distinct 18-hole courses. Having 72 holes within one residential club created a level of variety and access that few private communities could match.

The courses were never treated as static assets. They have been redesigned, renovated and updated as equipment, agronomy and member expectations changed. In 2022, Boca West selected Fry/Straka Global Golf Course Design to develop a long-range plan to modernize all four courses over a six-year period—another example of the club investing in its future while respecting its golf heritage.

Palmer I and the next generation of Boca West golf

That philosophy is now visible in the complete transformation of Palmer I, also known as Course 1. Construction began in 2026 as part of a broader $95 million capital improvement plan, with completion expected in December 2026.

This is far more than a routine course renovation. Fry/Straka is rebuilding Palmer I as a 7,300-yard championship course with new routing elements, strategic bunker and lake enhancements, modern infrastructure and dramatic landforms rarely seen in South Florida. The project is expected to create the highest point of elevation in Palm Beach County golf, giving the course more movement, visual drama and strategic interest.

The project also introduces two entirely new ways to play:

  • A new nine-hole par-3 short course, with holes measuring approximately 70 to 110 yards
  • A 65,000-square-foot putting green anchored by an 18-hole, Himalayas-style putting course

New hospitality stations, a starter building and upgraded on-course facilities are also planned. Together, the reimagined Palmer I, par-3 course and putting course will create a complete golf playground—one designed for championship players, beginners, families and members who simply want a faster and more social golf experience.

The turning point: members take ownership

One of the most important moments in Boca West history came in 1991, when ownership of the club facilities transferred to the membership.

Since then, Boca West Country Club has been directed by a 15-member Board of Governors elected by the general membership. This change gave residents a direct role in determining the club’s priorities and long-term direction.

Member ownership helped establish the culture of continuous improvement that defines Boca West today. The community was no longer simply a development created by a company; it had become a club whose members were responsible for protecting and advancing its future.

From country club to complete resort lifestyle

As Boca Raton grew, expectations for private club living also changed. Golf and tennis remained important, but members increasingly wanted wellness, dining, entertainment, social programming and family experiences available within the gates.

Boca West responded by expanding well beyond the traditional country club model. Major projects have included a modern Golf & Activities Center, a 96,000-square-foot aquatics and fitness complex, upgraded spa and wellness facilities, multiple restaurants and bars, advanced golf practice technology, card and activity spaces, and extensive outdoor gathering areas.

A $50 million Golf & Activities Center and a separate $45 million aquatics and fitness expansion illustrate the scale of that reinvestment. These were not cosmetic updates. They represented a rethinking of how members wanted to live, socialize and stay active.

A new era for pickleball and tennis

The racquet facilities provide another powerful example of Boca West adapting to the way members live today.

Completed in May 2026, the new $20 million Pickleball Club features 25 dedicated courts, including 12 covered courts and a stadium court for tournaments, exhibitions and special events. The complex also includes a Pickleball Shoppe, locker rooms, day lockers, a wraparound viewing terrace, an event bar and warming kitchen, spectator seating and an event lawn.

The covered courts are especially important in South Florida, giving members greater protection from the sun and changing weather and making year-round play more comfortable.

Tennis remains a major part of the Boca West lifestyle as well. The enhanced Tennis Club includes 24 Har-Tru courts, resurfaced playing areas, upgraded spectator spaces and a larger stadium court with west-side seating. Members have access to lessons, clinics, leagues, tournaments, exhibitions and social play throughout the year.

Together, the new pickleball complex and renovated tennis facilities have turned racquet sports into a destination within the community—not simply a collection of courts, but a place to compete, watch, socialize and spend the day.

Boca West today

Boca West today operates more like a private residential resort than a traditional country club. Members can move from golf or pickleball to fitness, spa services, swimming, dinner and entertainment without leaving the community.

Its scale remains exceptional:

  • Approximately 1,400 acres
  • 54 residential villages
  • Four championship golf courses and 72 holes, with Palmer I undergoing a complete transformation
  • A new nine-hole par-3 short course and 18-hole putting course planned for completion with Palmer I
  • A broad mix of condominiums, villas, townhomes and estate homes
  • 24 Har-Tru tennis courts with enhanced stadium and spectator facilities
  • 25 dedicated pickleball courts, including 12 covered courts and a stadium court
  • Resort-style aquatics, fitness, spa and wellness offerings
  • Multiple restaurants, bars and casual dining choices
  • A year-round calendar of social, cultural and recreational activities

The physical amenities are impressive, but they are only part of Boca West’s staying power. The community has continually adapted to the way people want to live. That ability to evolve is the real reason a development conceived more than 50 years ago remains relevant today.

How has Boca West real estate changed?

Boca West real estate has matured along with the club.

Early buyers were purchasing into a new Florida development. Today’s buyers are purchasing into an established community with decades of operating history, a proven club culture and significant infrastructure already in place.

At the same time, there is no single “Boca West market.” Values can vary substantially by village, condition, floor plan, view, renovation quality, location and property type. A beautifully renovated condominium may compete differently from an original-condition residence in the same village. A single-family home on a premier golf or water lot represents another market entirely.

Club improvements also matter. When a community reinvests in its golf courses, dining, wellness and social facilities, it strengthens the lifestyle proposition that supports buyer demand. In Boca West, the relationship between club investment and residential value has been visible across multiple market cycles.
