Broken Sound Club Golf Waitlist Update: New Golf Access Program and 2026 Capital Contributions

What Buyers Need to Know About Golf Membership at Broken Sound Club in Boca Raton

For buyers considering a home in Broken Sound Club, understanding the membership structure is every bit as important as choosing the right property.

Broken Sound has introduced a new Club Course Member in Waiting (CCMIW) Program designed to provide limited golf access to Sports Members who are already on the Club Course Golf waitlist. The program becomes effective December 1 and initially provides this opportunity to the top 20 members on the waitlist.

For prospective Broken Sound buyers, this is an important development because it creates an intermediate step between Sports Membership and full Club Course Golf Membership.

How the Broken Sound Golf Waitlist Program Works

The CCMIW Program is available to Sports Members who are actively on the Club Course Golf waitlist.

Rather than waiting without access to the Club Course, qualifying members receive limited golf privileges while maintaining their position toward full Club Course Golf Membership.

In-Season Golf Access

From October 16 through May 31, CCMIW members may play:

  • Up to 50 rounds
  • After 12:00 PM
  • A maximum of two rounds per week per membership

League rounds count toward the 50-round seasonal limit.

Off-Season Golf Access

From June 1 through October 15, CCMIW members may play at any time, without the noon restriction.

Full Club Course Golf Members continue to receive priority for tee times.

Practice Facilities, Lessons and Leagues

CCMIW members also receive access to Broken Sound's Club Course practice facilities and may schedule golf lessons under the same policies and fee structure applicable to Club Course Golf Members.

Members may participate in Club Course leagues, although Club Course Golf Members receive registration priority.

CCMIW members are not eligible for other Club Course tournaments or social golf events reserved for full Club Course Golf Members.

What Does the Member-in-Waiting Program Cost?

CCMIW members continue to pay Sports Membership dues and assessments, plus 50% of the difference between Sports Membership and Club Course Golf Membership dues and assessments.

They also pay the same annual capital replacement assessment as Club Course Golf Members.

For FY2026, Broken Sound lists annual operating dues of:

Sports Membership: $24,887
Club Course Golf: $27,537
Old Course Golf: $32,237

The annual capital replacement contribution is $2,731 for Sports, $4,333 for Club Course Golf and $7,583 for Old Course Golf.

Broken Sound Club 2026 Capital Contributions

Effective April 1, 2026, Broken Sound lists the following non-refundable capital contributions:

Sports Membership — $150,000

Sports Membership includes tennis, pickleball, aquatics, spa and fitness.

Club Course Golf — $200,000

Club Course Golf includes Sports Membership privileges, golf on the Club Course and limited Old Course play from June through October.

Old Course Golf — $300,000

Old Course Golf includes Sports Membership, Club Course Golf and access to The Old Course.

These capital contributions are an important part of the overall cost of purchasing within Broken Sound and should be considered alongside annual dues, assessments and the purchase price of the residence.

What Happens When Full Golf Membership Becomes Available?

Once a Club Course Golf Membership becomes available, the member receives written notification and has five business days to accept the membership.

If the membership is not accepted, the member loses CCMIW status and privileges and returns to Sports Membership access.

Importantly, the CCMIW Capital Contribution is non-refundable, including if a member terminates participation or declines the full golf membership when offered.

What This Means for Broken Sound Buyers

Broken Sound's new Member-in-Waiting program changes the conversation for buyers who want golf but may face a wait for full Club Course Golf Membership.

Instead of viewing the waitlist simply as a barrier, qualified members now have a path to begin enjoying the Club Course, practice facilities and league play while waiting for their full membership opportunity.

But membership category matters.

So does your position on the waitlist.

And so do the costs associated with moving from Sports Membership into golf.
