Boca Raton Country Club Membership Fees in 2026: A Complete Buyer’s Comparison

Joining fees, annual dues, golf access and the true cost of buying in Boca Raton and Delray Beach’s leading private-club communities

Updated September 3, 2026
By Rich Entel | The Entel Group | Backed by Compass

Buying a home in a Boca Raton or Delray Beach country club is not simply a real-estate decision. It is also a membership, lifestyle and long-term financial decision.

The asking price is only the beginning. Depending on the community, a buyer may also pay a mandatory joining fee or capital contribution, annual club dues, golf charges, master-association fees, village HOA fees, capital assessments, food-and-beverage minimums and other expenses.

In 2026, the differences between clubs are substantial. The total upfront commitment can range from under $100,000 to $550,000 before annual dues and property-related expenses begin.

That is why The Entel Group encourages buyers to answer two questions before choosing a home:

  1. Which club best fits the way I want to live?
  2. What is the true first-year and ongoing cost of that lifestyle?

The figures below are a starting point for buyers. Fees, taxes, assessments, golf privileges, waitlists and membership rules can change. Buyers should confirm all amounts and requirements directly with the club, association and current governing documents before purchasing.

What is the true first-year cost of country club living?

The true first-year cost is not simply the home price plus the joining fee. A useful starting formula is:

Home purchase price + joining contribution + first-year dues + mandatory assessments + association fees + applicable taxes and charges

For example, a home listed at $1 million may carry a substantially different total cost depending on whether it is located in Boca West, Broken Sound, Woodfield, Polo Club or St. Andrews. Two similarly priced homes can require hundreds of thousands of dollars in different upfront club commitments.

That does not make one club a better value than another. It means buyers must compare the complete financial and lifestyle picture.

Boca West Country Club

Boca West offers one of the broadest private-club lifestyles in South Florida, with four championship golf courses, extensive racquet facilities, wellness, aquatics, dining and more than 50 residential villages.

Through September 30, 2026, the club joining fee is $150,000 and the Boca West Master Association contribution is currently $10,000. The Social Base annual membership is approximately $24,454.85 before optional programs and other charges.

Effective October 1, 2026, the club fee increases to $215,000, while current disclosures report that the master contribution will rise to $20,000. Using today’s base annual dues, the baseline first-year club-related commitment rises from approximately $184,455 to approximately $259,455 before village HOA fees, assessments and optional golf or racquet expenses.

For buyers already considering Boca West, timing can create a meaningful difference—but the right home and the right contract terms still come first.

Woodfield Country Club

Woodfield is widely known for its family-oriented culture, strong racquet and fitness programs, year-round activity and one championship golf course.

The current Full Equity investment is approximately $225,000, with annual club costs of approximately $36,825. Full Equity increases to $300,000 on November 2, 2026.

Woodfield’s Full Equity category is currently sold out. However, certain properties may carry Transferability, allowing a qualified buyer to obtain Full Equity membership without waiting. That can make the membership rights attached to a property nearly as important as the home’s floor plan, condition or view.

Standard Equity is currently approximately $170,000 with annual costs around $26,441 and limited golf privileges. Buyers should confirm the complete post-November 2 schedule and the exact membership attached to any property under consideration.

Woodfield Country Club fee increase

St. Andrews Country Club

St. Andrews is an estate-oriented private community with approximately 730 single-family homes, two championship golf courses and a strong emphasis on service, privacy, racquets, wellness and dining.

As of September 1, 2026, the mandatory club membership contribution is $500,000. A separate $50,000 Property Owners Association contribution brings the total initial commitment to $550,000 before annual club dues, POA expenses and assessments.

St. Andrews demonstrates why the listing price alone cannot define value. A buyer comparing two $3 million homes must also understand the difference in entry costs, annual obligations, golf access, home condition and the overall club experience.

St. Andrews joining fee update

The Polo Club of Boca Raton

Polo Club combines two championship golf courses with extensive tennis and pickleball, fitness, aquatics, dining and an active year-round social calendar.

The current capital contribution is $325,000 for most new-member categories. Estimated annual membership costs range from approximately $28,908 for Social Only to approximately $43,944 for Social Full, with Racquet and Golf options in between.

Polo is a good example of why buyers should choose a membership category based on how they will actually use the club. Golf, racquets, dining, fitness and family programming each influence the value equation differently.

Polo Club membership costs

Addison Reserve Country Club

Addison Reserve in Delray Beach includes 717 single-family homes and 27 holes of championship golf across three nine-hole courses.

The 2026 Full Golf joining fee is $400,000 with annual dues of $45,056.56. Partial Golf is $200,000 with annual dues of $30,936.50. Additional assessments, common-area charges, food-and-beverage requirements and golf-related expenses may also apply.

Buyers considering a Partial Golf property should understand the Full Golf waitlist. Addison states that there is no guaranteed timeframe for conversion, so golf access must be investigated before choosing a home.

Mizner Country Club

Mizner offers Full Golf and Sports membership categories within a gated Delray Beach residential community.

The 2026 Full Golf joining fee is $275,000. Published annual dues, trail fees and capital charges total approximately $46,838. The Sports joining fee is $200,000, with published annual charges totaling approximately $43,890.

Sports membership includes limited golf privileges, but current public descriptions conflict on the precise number of in-season rounds. Buyers should verify the current policy directly with Mizner before purchasing.

Mizner Country Club membership guide

Broken Sound Club

Broken Sound requires especially careful comparison because the joining contribution, annual cost and golf privileges vary significantly by membership category.

Effective April 1, 2026, the non-refundable contributions are:

  • Sports Membership: $150,000
  • Club Course Golf: $200,000
  • Old Course Golf: $300,000

Published annual operating dues are $24,887 for Sports, $27,537 for Club Course Golf and $32,237 for Old Course Golf. Separate annual capital replacement contributions, assessments and other charges apply.

For buyers waiting for Club Course Golf, Broken Sound’s Member-in-Waiting program creates a path to limited golf access. The details—seasonal round limits, playing times, costs and what happens when full membership becomes available—should be reviewed carefully before buying.

Broken Sound golf waitlist update

Delaire Country Club

Delaire offers 27 holes of golf without tee times, a small residential membership and an intimate social environment. Current public comparisons place the resident initiation or equity commitment at approximately $300,000, with annual dues in the mid-$40,000 range.

For many Delaire buyers, the value is not the number of amenities. It is the combination of golf access, low density, personal service and community culture. Current amounts should be confirmed directly with the club.

Bocaire Country Club

Bocaire is one of Boca Raton’s smaller private residential clubs and appeals to buyers who prefer a boutique, golf-centered environment.

The reported initiation fee is approximately $200,000. Published mandatory annual expenses—including recreational facility dues, improvement and capital assessments, service charges and association-related costs—total approximately $57,000 before optional spending.

Because Bocaire bundles several financial layers, buyers should request the complete current schedule rather than relying on the initiation number alone.

Boca Woods, Gleneagles, Hunters Run and Aberdeen

Buyers who want a private-club lifestyle with a lower initial contribution may also consider Boca Woods, Gleneagles, Hunters Run and Aberdeen.

  • Boca Woods offers two golf courses with an upfront Full Golf commitment around $150,000 and annual dues around $25,000 or more.
  • Gleneagles offers several membership categories, with reported contributions ranging from $110,000 to $140,000.
  • Hunters Run publishes an approximate $128,500 initial commitment, but its required CAM and capital/project assessments materially increase annual costs.
  • Aberdeen offers Golf, Tennis and Social categories with upfront commitments between approximately $90,500 and $100,000.

These clubs can provide compelling value, but buyers should still compare the full dues, assessment, HOA and membership structure.

Which club fits your budget—and your lifestyle?

The least expensive club is not automatically the best value. Neither is the most expensive.

A buyer who plays golf four times a week may place enormous value on course access, practice facilities and tee-time availability. Another buyer may care more about pickleball, tennis, wellness, dining, children’s programming or a strong year-round social calendar.

The right decision begins by identifying your priorities:

  • How often do you expect to play golf?
  • Is immediate Full Golf access essential?
  • Do you prefer a large resort-style club or a smaller membership?
  • Are tennis and pickleball important?
  • Will children or grandchildren use the amenities?
  • Do you want a condominium, villa, townhome or estate home?
  • What total first-year and annual budget feels comfortable?

Once those questions are answered, the real-estate search becomes much more focused.

Hidden country club expenses buyers should investigate

Before writing an offer, buyers should confirm:

  1. Joining or capital contribution: How much is refundable and non-refundable?
  2. Annual dues: Does the quoted amount include taxes, capital dues or service charges?
  3. Golf access: Is golf immediate, limited, waitlisted or tied to the property?
  4. Master and village associations: Are there multiple layers of HOA fees?
  5. Capital assessments: Are renovations, golf projects or amenity improvements being funded separately?
  6. Food-and-beverage requirements: Is there a mandatory minimum?
  7. Golf cart and trail fees: Are these included or additional?
  8. Application and approval timing: Can the club process align with the desired closing date?
  9. Future fee increases: Is an approved change scheduled before closing?
  10. Resale implications: Could membership access or transfer rights affect future marketability?

The Entel Group take

Most agents begin with the house.

We begin with the lifestyle.

That means comparing the club’s membership structure, golf access, amenities, culture, home inventory and complete financial commitment before helping a buyer select the right property.

Because when the club is wrong, even the right house can become the wrong purchase.

And when the lifestyle is right, the home search becomes much clearer.

Frequently asked questions

Which Boca Raton country club has the highest upfront contribution in 2026?

St. Andrews currently has the highest total initial commitment in this comparison at $550,000, consisting of a $500,000 club contribution and a $50,000 POA contribution.

How much does it cost to join Boca West in 2026?

Through September 30, 2026, the Boca West club joining fee is $150,000, with a separate $10,000 master contribution. Effective October 1, the joining fee increases to $215,000, and current disclosures report that the master contribution will increase to $20,000.

Which clubs currently have golf-access restrictions or waitlists?

Golf availability can change, but buyers should pay particular attention to Woodfield Full Equity, Addison Reserve Full Golf, Broken Sound Club Course Golf and any membership category offering limited golf. Some properties may carry rights that materially affect access.

Are country club fees included in the home’s listing price?

Usually not. Joining fees, annual dues, association fees, assessments and other club expenses are generally separate from the purchase price.

Are joining fees refundable?

It depends on the club and category. Some structures contain a refundable equity component, while others are entirely non-refundable. Buyers should review the current membership documents before purchasing.

Should I choose the club before choosing the home?

In many cases, yes. Buyers who first narrow the search by lifestyle, golf access, location, membership structure and total budget are less likely to fall in love with a home inside the wrong club.
