Addison Reserve Country Club: Membership Fees, Golf Waitlist, Amenities & Real Estate

A 2026 Guide to Addison Reserve Country Club in Delray Beach, Florida

Updated August 2026

By Rich Entel | The Entel Group at Compass | Boca Raton & Delray Beach Private Club Real Estate

Addison Reserve Country Club is a private, gated country club community in Delray Beach, Florida, known for luxury single-family homes, 27 holes of championship golf, extensive fitness and wellness facilities, racquet sports, dining and an active social lifestyle.

For buyers considering Addison Reserve, however, there is much more to understand than the home itself.

Membership category, joining fees, annual dues and golf availability can all play an important role in deciding which Addison Reserve property is right for you.

  • Residences: 717 single-family homes
  • Golf: 27 holes across three 9-hole courses

  • Lifestyle Complex: Approximately 35,000 square feet
  • Clubhouse: Approximately 70,000 square feet
  • Membership: Exclusive to Addison Reserve residents

These figures are based on Addison Reserve Country Club's current membership information available as of August 2026. Club fees and policies are subject to change.

How Much Does It Cost to Join Addison Reserve Country Club?

As of August 2026, Addison Reserve lists two primary membership categories for homeowners.

Full Golf Membership

Joining Fee: $400,000

Annual Full Golf Dues: $45,056.56

The current annual dues consist of operating dues, capital dues and applicable tax. Full Golf membership provides unlimited year-round use of Addison Reserve's golf facilities without greens fees. Golf cart fees or an annual trail fee still apply.

Partial Golf Membership

Joining Fee: $200,000

Annual Partial Golf Dues: $30,936.50

Partial Golf membership provides full access to Addison Reserve's racquet, swimming, fitness and social facilities while offering more limited golf access during the primary season.

The membership category attached to a home should therefore be one of the first things a serious Addison Reserve buyer determines.

Does Addison Reserve Have a Golf Waitlist?

Yes — buyers purchasing certain Partial Golf homes need to understand the Full Golf waitlist.

According to Addison Reserve's current membership information, homeowners who purchase a property with Partial Golf membership may place their name on the golf waitlist with the applicable refundable deposit.

Importantly, the club states that there is no assurance regarding how long it will take to convert from Partial Golf to Full Golf, and additional money will be required when the membership category is changed.

For buyers who consider year-round golf a priority, this can be a major factor in choosing one Addison Reserve property over another.

Two homes with similar prices, locations and renovations may not offer the same immediate golf opportunity.

What Golf Access Comes With a Partial Golf Membership?

Partial Golf membership can still provide substantial golf access.

From November through April, Partial Golf members may use the golf facilities up to six times, with applicable golf and cart fees.

From May through October, Partial Golf members receive unlimited use of the golf facilities, with applicable cart fees.

That distinction could make Partial Golf attractive to a buyer who spends significant time in South Florida outside the traditional winter months.

For a dedicated golfer who wants unrestricted access throughout the year, Full Golf availability will likely be considerably more important.

What Are the Additional Addison Reserve Fees?

The joining fee and annual club dues do not represent the entire cost of ownership.

The club's current fee schedule also lists:

Annual Food & Beverage Fee

  • Family: $2,500
  • Single: $1,250

Addison Reserve Master Property Owners Association Common Area Maintenance

  • $2,937 quarterly
  • Approximately $11,748 annually

Individual village homeowner association fees are additional.

There are also existing Lifestyle Complex and golf-course renovation assessments that can affect a buyer depending on how the seller has elected to pay them.

The current fee schedule lists a Lifestyle Complex assessment extending through March 2036 and a Golf Course Renovation assessment extending through March 2040. The actual amount due at a resale closing can depend on the property's existing payment status.

This is why buyers should review the membership and assessment structure of the specific home they are considering—not simply rely on a general estimate of Addison Reserve costs.

Is Membership Mandatory at Addison Reserve?

Addison Reserve describes itself as a private gated community where club membership is exclusive to residents. A buyer purchasing within Addison Reserve should therefore view the real estate and private-club membership as part of the same overall purchase decision.

In private country club real estate, the purchase price of the home is only one part of the equation.

A buyer should understand:

  • The membership category attached to the property
  • Joining fees
  • Annual dues
  • Current assessments
  • Village HOA expenses
  • Golf availability
  • The condition and renovation level of the home

All of those factors contribute to the true cost and lifestyle of ownership.

How Many Golf Courses Does Addison Reserve Have?

Addison Reserve offers 27 holes of championship golf across three nine-hole courses:

Trepidation
Redemption
Salvation

The golf courses and practice facilities underwent a major renovation led by renowned golf architect Rees Jones and his team. Trepidation and the practice facilities were reimagined in 2023, followed by Redemption and Salvation in 2024.

For golfers comparing the private clubs of Boca Raton and Delray Beach, having three separate nine-hole courses creates multiple 18-hole combinations and greater variety within one club.

What Amenities Does Addison Reserve Offer Besides Golf?

Addison Reserve has developed into much more than a golf community.

The club reports a 70,000-square-foot clubhouse and a 35,000-square-foot Lifestyle Complex.

Lifestyle amenities include a resort-style pool, two-story fitness center, spa, dining, children's aquatic facilities and game room. The club also offers tennis, pickleball, basketball, bocce, parks, a playground and a dog park.

Addison Reserve's racquet facilities currently include nine tennis courts and eight pickleball courts, and the club has also identified padel as an addition to its court-sports offerings.

That broad mix of amenities is increasingly important because many country club buyers today are choosing a community based on the entire lifestyle, not simply the golf course.

What Is the Addison Reserve Lifestyle Like?

Addison combines a traditional private-country-club environment with a more modern emphasis on wellness, fitness, dining and social activities.

Its location in Delray Beach also places residents near downtown Delray Beach, Atlantic Avenue, Boca Raton and many of South Florida's dining, shopping, cultural and recreational destinations. Addison Reserve itself highlights Delray Beach, Atlantic Avenue and the Morikami Museum & Japanese Gardens among nearby attractions.

For many buyers, that creates an appealing combination:

Private club living inside the gates with easy access to the Boca Raton and Delray Beach lifestyle outside them.

What Kind of Homes Are in Addison Reserve?

Addison Reserve contains 717 single-family residences rather than the mixture of condominiums, villas and single-family estates found in some other South Florida country club communities.

The real estate can vary considerably in size, architecture, location, condition and renovation level.

That creates opportunities for several types of buyers—from someone looking for a beautifully renovated move-in-ready residence to a buyer who sees value in purchasing an older home and creating something more personalized.

When evaluating Addison Reserve real estate, I believe buyers should look at five things together:

The home.

The location within the community.

The renovation level.

The membership category.

The lifestyle.

The best purchase is not always simply the house with the lowest asking price.

Is Addison Reserve a Good Country Club for Golfers?

For a serious golfer, Addison Reserve deserves consideration because of its 27-hole golf offering, extensive practice facilities and recent Rees Jones renovation.

The important caveat is membership availability.

A buyer who wants unrestricted year-round golf should establish whether the property being considered carries Full Golf membership or Partial Golf membership and understand any waitlist implications before negotiating the purchase.

That is particularly important in a market where the Full Golf joining fee is currently $400,000.

Addison Reserve vs. Other Boca Raton and Delray Beach Country Clubs

There is no single "best" private country club in South Florida.

The better question is:

Which club is best for the way you want to live?

A buyer considering Addison Reserve may also want to compare it with communities such as:

  • Boca West Country Club
  • St. Andrews Country Club
  • The Polo Club of Boca Raton
  • Mizner Country Club
  • Woodfield Country Club
  • Delaire Country Club
  • Broken Sound Club
  • Bocaire Country Club
  • Stonebridge Country Club
  • Gleneagles Country Club

Joining fees, golf access, waitlists, home styles, amenities, location, family demographics and overall club culture can vary dramatically from one community to another.

That is why I don't believe buyers should begin by asking:

"Which house should I buy?"

The first question should often be:

"Which club fits the lifestyle I want?"

Then we find the right real estate within it.

The Entel Group Take on Addison Reserve

Addison Reserve has positioned itself among the premier private country club communities in the Boca Raton and Delray Beach market.

You have 717 single-family homes, 27 holes of recently renovated championship golf, significant fitness and wellness amenities, an active racquet program and a substantial private-club infrastructure.

But the economics deserve just as much attention as the amenities.

With a current $400,000 Full Golf joining fee, $45,056.56 in Full Golf annual dues, additional association expenses and a Full Golf waitlist that may affect buyers of Partial Golf properties, understanding the membership structure is an important part of evaluating Addison Reserve real estate.

When you buy in a private country club community, you aren't simply buying a home.

You're buying a lifestyle.

And understanding that lifestyle before you buy can make all the difference.
