When buyers begin comparing private country club communities in Boca Raton and Delray Beach, Mizner Country Club deserves a serious look.
Located in Delray Beach, Mizner is a mandatory-membership private club community centered around luxury single-family homes, golf, tennis, pickleball, fitness, spa, dining, aquatics and an active social lifestyle. Mizner currently consists of 471 luxury homes, with the community built around its championship 18-hole golf course.
But when you buy in a country club community like Mizner, you're making more than a real estate decision.
You're choosing the house — and you're choosing the club.
Understanding both is essential.
Membership is mandatory for homeowners at Mizner Country Club. The club currently offers Full Golf and Sports membership categories for residents, and the club contribution is non-refundable.
According to Mizner's 2026 membership fee schedule, the current costs are:
Joining Fee: $275,000 — Non-Refundable
Annual costs:
Full Golf Membership provides unlimited year-round golf along with tennis, pickleball, fitness, spa, pool, dining and social privileges.
Joining Fee: $200,000 — Non-Refundable
Annual costs:
The 2026 fee sheet states that Sports Membership includes 12 rounds of golf per household during season at $50 per round, unlimited golf from May through October and year-round access to tennis, pickleball, fitness, spa, pool, dining and social activities.
Important: Mizner's public website currently contains conflicting language in its own membership section: one portion says Sports Members receive 12 in-season rounds, while its FAQ says six. Buyers should therefore verify the exact current Sports golf privileges directly with the club before purchasing.
Membership fees, dues, capital charges, taxes, playing privileges and club policies are subject to change.
This is an important question for buyers — especially serious golfers.
Current 2026 public club-comparison information indicates that Mizner has a wait list on select membership categories. Mizner's own public website does not currently publish specific wait-list information or identify which resident membership categories may be affected.
For that reason, buyers interested in Full Golf Membership should confirm before purchasing:
This is exactly why buying a country club home requires more due diligence than buying a home in a traditional neighborhood.
The house can be perfect, but if the membership you want isn't immediately available, that can completely change the decision.
Golf remains a major part of the Mizner lifestyle.
The private 18-hole, par-72 course was originally designed by Arnold Palmer and later renovated by Kipp Schulties. The course incorporates native landscaping, lakes, strategic bunkering and TifEagle greens.
Mizner also offers extensive practice facilities.
The covered driving range includes Toptracer technology, while dedicated putting, chipping and bunker areas provide members with opportunities to work on every part of their game. PGA and LPGA professionals offer instruction, clinics and club fitting, with additional technology including TrackMan.
For someone who wants golf to be part of everyday life rather than an occasional activity, these details matter.
Today's country club buyer is often looking for much more than golf.
Mizner currently offers six lighted Har-Tru tennis courts and three dedicated lighted pickleball courts, along with clinics, lessons, junior programming and organized play.
Pickleball in particular has become a major factor when buyers compare South Florida country clubs.
A couple might have one golfer and one pickleball player. Another buyer may barely golf at all but spend five days a week playing racquets or working out.
That's why the entire lifestyle matters.
Mizner combines its sports amenities with fitness, spa services and resort-style aquatics.
The club lifestyle includes fitness programming, spa services, a resort-style pool area with a children's splash pad, whirlpool, cabanas and poolside dining.
For today's buyer, these aren't simply secondary amenities.
Fitness, wellness and social activities increasingly determine how much members actually use and enjoy their club.
Dining is another major part of the Mizner experience.
The club offers multiple dining concepts, including The Market and One Mile Bar & Grill, along with changing culinary events and specialty experiences.
Mizner also launched a $7.5 million renovation of its main clubhouse in 2025, including redesigned gathering spaces, improvements to One Mile Bar & Grill, an expanded bar, a covered outdoor terrace and upgrades to the main dining room.
Continued reinvestment is something I pay close attention to when evaluating country clubs.
The club you buy into today also needs to remain competitive five and ten years from now.
Mizner also places considerable emphasis on families.
Kids Central offers supervised children's programming, camps and activities, while junior golf and tennis programs provide opportunities for younger members. Mizner says approximately 200 children are currently part of its membership, demonstrating the family presence within the club.
For buyers with children or grandchildren, that can make a significant difference.
A great private club should offer something for everyone in the family.
Mizner offers a different residential environment from some of Boca Raton's larger country club communities.
The community consists of luxury single-family homes, with landscaped streets and properties surrounding the golf course. The club and homeowners association are separate entities, and purchasers must apply to both.
That distinction is another reason buyers need to understand more than the asking price of the home.
When evaluating a property at Mizner, I look at the complete picture:
The home.
The location within the community.
The view.
The membership category.
The joining fee.
The annual dues and capital charges.
Golf availability.
And, most importantly, whether the lifestyle fits the buyer.
When I'm helping buyers compare Mizner with communities such as Boca West, Woodfield, Broken Sound, St. Andrews, Polo, Delaire and Addison Reserve, I don't believe the question should be:
“Which is the best country club?”
The better question is:
“Which is the best country club for you?”
A serious golfer may make one choice.
A pickleball player may make another.
A younger family may prioritize children's programming.
Another buyer may care most about dining, fitness and social life.
And a buyer who wants immediate golf access needs to understand the current membership availability before making an offer on the home.
Mizner Country Club offers an appealing combination of luxury single-family homes and a broad private-club lifestyle.
The golf is significant, but Mizner isn't only about golf.
Racquets, fitness, wellness, dining, family activities and social life all play important roles in the experience. The club has also continued investing in its facilities, including the recent clubhouse renovation.
For buyers considering Mizner, however, membership availability deserves just as much attention as membership cost.
With a $275,000 Full Golf joining fee, $200,000 Sports joining fee, annual club costs exceeding $40,000 and possible membership-category wait lists, understanding exactly what you're buying is essential.
That's where private-club knowledge becomes valuable.
Because when you're buying at Mizner Country Club, you're not simply buying a house.
You're buying the lifestyle that comes with it.
